Annual Meeting FollowUpevento

The minutes of the Annual Meeting held on April 2, 2005 are being distributed to all property owners in accordance with the PHA ByLaws. The minutes will contain the full reports given by the PHA President, the PHA Treasurer and the PDMPI President. The minutes will also include followup actions taken on items brought up by the general membership in attendance. Please take the time to read the minutes. It is an excellent source of information, particularly, if you did not attend the Annual Meeting.

 

PHA Projects

Repaving of Surfside, Montecarlo, Harbourlights Estates, Cocoloba and Cedro streets is now complete. The speed bump standardization project is also completed. This project not only improves the aesthetics but also greatly reduces the impact upon vehicles while remaining highly effective in slowing traffic speed.

A solarpowered electronic billboard to disseminate critical information to the community during emergencies or a crisis is on order and expected to arrive by July 2005. The solar illumination project for community directional signs is already underway. Once completed, visitors and people unfamiliar with Palmas will be able to find their way around at night without difficulty.

Street signs deteriorated by the tropical climate and damaged by storms and accidents are being replaced. New signs, although similar to existing ones are more sturdy and weather resistant. The next phase of the replacement program for the temporary electrical wood poles and lamps is also ongoing at the present time. This project contemplates replacing wood poles and lamps installed throughout Palmas following Hurricanes George and Tropical Storm Jeanne.

 

Expired Golf Cart Registration

Golf Cart owners are reminded that Palmas Security is issuing fines to owners of golfcarts operated with expired registration stickers. Registration of golf carts is an annual requirement that should be completed before January 31st. Please stop by PHA and bring your golfcart, the inspection certificate and your proof of insurance.

 

Posting of Signs

The posting of any signs to include "for sale", "for rent", or "open house" is specifically prohibited by the PHA covenants that govern our community. Because of recent problems with the posting of illegal signs and the reticence of some property owners and realtors to comply with the Covenants, the PHA Board was forced to impose fines to violators who refused to remove signs once notified of the restriction. Effective February 15, 2005 PHA began to impose a $25.00 fine per day to property owners violating this prohibition. Fines are posted in homeowner's accounts with PHA along with the normal assessments which, if not paid, may constitute grounds for a lien on the property. Information regarding this restriction has been sent to all realtors doing business in Palmas del Mar.

At the last meeting held on March 2005, the PHA Board reaffirmed the restrictions contained in the Covenants and emphasized that they will not consider any request for exceptions having to do with For Sale, For Rent, or Open House signs. This prohibition also applies to state road 906 in accordance with the "Adopt a Highway" agreement signed between PHA and the Puerto Rico Department of Public Roads.
